The common area maintenance fee at The Lakes is ฿35 per square meter based on the size of the indoor area of the property. This fee has to be paid every month by owners for the upkeep of the common areas of the project. For new residential developments, it is common to pay up to 1-3 years’ common area maintenance fees in advance upon the transfer of the properties' ownership.

The project is for rent and sale. It is an excellent location in the Central business district and adjacent to Benjakitti Park, which is a nice residential area. Easy to dine out or buy food. Only 600 meters from Terminal 21 and Korean Town. Very convenient to travel as it's close to Asoke BTS. The project is luxurious even though the building has been completed for a long time, but it's well maintained. The people here are friendly too. High security with key card access system.

We are on the 29th floor of this building. Our room is 2 bedrooms and 2 bathrooms. We have all renovated because of the old furniture as it starts to crumble and cannot be used. After finishing the renovation, our room looks better and the living area is more spacious than the previous one. We have renovated the balcony area to a small garden for relaxing, which allows a great view. It is a perfect spot to sit and sip wine comfortably. As for the common areas, we don't use the service very often. However, if I'm going to use it, I never feel disappointed because the common areas are clean. The fitness center also has complete equipment, and the staff is always available for service hours. In the building area, there are also 24-hour security guards.

It is a modern style condo located in the city center. There is high privacy, peace, and a large room. Our bedroom has a beautiful city view and inside comprises a spacious comfortable to stay, and the staff is helpful and lovely. The communal is also beautiful. If a family has children, you will like it here because there is also an area for small children. It is also very calm. And of course, you should buy it or rent it out, very good value !!
It is one of the best locations in Bangkok.

The condo is located near the Benjakitti Park entrance. It is considered located in a good location. The staff is also helpful, but the condo is located on the main road, which is a little busy. Sometimes, the traffic is terrible. Anyway, my bedroom is on the 22nd floor, so it is not noisy. Also, the project site is not crowded and safe. The balcony offers a beautiful city and park views. Travel is not complicated, only about 600 meters from the Terminal 21 Shopping Mall.

The staff here is friendly from the first day of my stay until the last day. My family and I stayed in a 3-bedroom 2-bathroom unit that was very spacious with luxurious built-in furniture. The room's balcony was expansive; we could see the city view and Benjakitti Park opposite the project when opening the windows. The atmosphere is perfect; I really like it here and will definitely stay here again if I come to Bangkok. If you have a car, you should spare some time for traveling because the project is adjacent to Ratchadaphisek Road, where the traffic is slightly jammed. I recommend using the Skytrain. Asoke BTS is just 5 minutes walk from the project.
