The common area maintenance fee at Blocs 77 is ฿40 per square meter based on the size of the indoor area of the property. This fee has to be paid every month by owners for the upkeep of the common areas of the project. For new residential developments, it is common to pay up to 1-3 years’ common area maintenance fees in advance upon the transfer of the properties' ownership.

The condo has a better finishing that the neighbouring BASE projects, but also belongs to Sansiri's T77 Community. You can directly walk to Habito mall through a separate entrance at the back. The street side can be noisy, but canal side is quiet and has a magnificent city view. On Nut freshmarket and Big C make grocery shopping convenient. Also you can access the Expressway directly now that the Sansiri bridge has been opened for traffic. The BTS is a 7 minute walk away, albeit through a busy area. Facily management works via the Sansiri app, your will notified when you've received packages, etc. Overall it's good value for your money.
