This condo is suitable for living together as a family because the condo's area is very big, like a single house, which can accommodate many family members. Personally, I have lived here for about 5 years. Overall, this place is not like other condos, which is not crowded and busy because the number of residential units is only 42; compared to other buildings, it is definitely less crowded. The security system is also excellent. Parking is sufficient. Also, if we want to travel by train, the condo has a free shuttle service to the front of the station.

The led me to the room for renting. It’s very spacious, peaceful, and airy, so I don’t suffer much from Thailand’s heat. The furniture is in a resort-like style. It’s exactly what I like when I saw it in a five-star hotel. The pool is big and full of foreigners. It makes me relax, and I can make friends. It seems that so many expats chose to stay here so that I won’t get lonely. Never heard of any complaint at all, which is good. One of the reasons to stay here is security systems. It’s properly strict. It’s my main concern as I stay alone. The guards work hard, but super friendly to other residents and me. I’m impressed by how they can remember us. The project is in a perfect location. It’s near my school, so I walk. It’s also easy to find food as the area is bustle and full of commuters. Oh! And if you want to travel, there are Phetchaburi MRT and Asoke BTS nearby. Usually, I catch a bike taxi to get there because it’s really convenient. One more thing, the condo is near the University and a massive stadium for running. I always go there. It’s free and helps me to get to know people.

Royce Private residence is a nice building well known for the large units. Its ideal for families and convenient for location. Would be better if the swimming pool was located on the higher floor but still ok. Many lifts - nice staff - always clean - very good condition building.

I purchased this condo because the project is located in Soi Sukhumvit 31, which can be accessed on many routes and close to BTS and MRT stations, making it easy to travel. You can travel either by a private car, bus, or even walk to the nearby amenities. The project offers 4 types of rooms: 1 bedroom, 2 bedrooms, 3 bedrooms, and penthouses. The room interior is elegant and modern. We bought 1 bedroom with fully furnished furniture and all furniture from the top brand, which is strong, durable, and beautiful. I've been here for a year now, and I feel this place is suitable for relax and close to nature because the project gives importance to residents by bringing nature to fill the atmosphere with green space area. The project atmosphere is shady and cozy. My room is on the west side. It is not very hot in the evening because it's installed the heat-proof glass making my leisure during the day comfortable and can commune with the sunset view without building blocking the view. The common area provides a full range of facilities and is set on the 18th floor, including a swimming pool, gym, sauna, etc. Besides, we can use a private lift to go to my room directly. So, you don't have to wait and use shared lifts with others. There is also an underground parking area and an automated parking area, able to park easily, and good support for the residents.

The condo here looks old, but I think the maintenance is very good. The rooms are fully-equipped with built-in furniture and an open kitchen area. Here it is very spacious, comfortable, and convenient, allows with a small balcony. They are proportionate, and standard quality materials provided. The common area includes a swimming pool, living room, garden, and car parking areas. The project is in a location that is not crowded but still able to travel easily. Taxis are running throughout the whole day. In addition, there are many convenience stores around the project. If walking to Nana BTS Station, it takes only 15 minutes. At the same time, the project is near the Terminal 21 shopping mall and can easily find food to eat in the Sukhumvit area. The project here is suitable for people who work in the city and want peaceful accommodation. Quality location is considered worth the investment.

This condo is the most incredible and highest in the Sukhumvit area. Ideal location for living, close to shopping malls, restaurants, Sukhumvit MRT, and Asoke BTS. This place is very luxurious. They were completed with many amenities, such as swimming pools for adults and children, a Jacuzzi, a sauna, a lounge, a garden, a gym, a golf simulator, a library, a steam room, a playground, and 100% parking. The room types range from 1 and 2 bedrooms, including well-decorated furniture.

Project was 100% sold out few years back due to the prime location. In the past years the infrastructure around this project has improved significantly, you are neighbors with the Hyatt regency and Sofitel(like 50 meters away).

We enjoy living in this apartment. We like our playroom and gym very much. But it is unfortunate that sometimes I find some people don't have a good manner using the public areas. Like they don't take off their shoes in the playroom or do not care if the kids are screaming, and they are not the only ones there.

However, it isn't worth the price paid because it is very old, although it is convenient. Also, the parking spaces are not enough, and a few and out of date exercise equipment. It should be improved in these sections.

Day time is quiet but night time impossible to sleep if you are on the side of the building facing aloft. If you can get a room on the Hyde side, it is ok. Nice facilities, but noisy a f.

The condo here can enter and exit both through Soi Sukhumvit 13 and Sukhumvit 15. The location is not far from Asoke BTS station and connects to MRT Sukhumvit as well. I must say that it is really the best transportation, but I think the design is old and outdated even though most of the condominiums in this neighborhood are modern style. The space in the room's decoration is okay with partially installed furniture. Overall, I think it's worth the journey. Anyway, the project still needs to improve the quality because it is old and the facilities are not enough.
