This fee has to be paid every month by owners for the upkeep of the common areas of the project. For new residential developments, it is common to pay up to 1-3 years’ common area maintenance fees in advance upon the transfer of the properties' ownership.
For new projects, the buyer pays a one-off lump sum upon transfer of the property from the developer to the buyer. This fund is to be used for major renovations and replacement of equipment when necessary, to ensure the maintenance of the building and the common area. At Rhythm Sathorn the required payment for the sinking fund is ฿500 per square meter based on the size of the indoor area of the property.

Foreigners can own a condominium Freehold in their own name. Condominium ownership is best explained by looking at an example of a project that has 100 units for sale.

In this example, 49 of the total units in this building (or 49% of the total salable area) can be owned outright by non-thai nationals in their name.  The ownership titles of these 49 units is referred to as Freehold or Foreign Quota. 

This leaves 51 units remaining in the building (or 51% of the total salable). The freehold rights to these units are reserved for Thai nationals in what is commonly referred to as the Thai quota.

Know the project information from the Internet. It is considered to be another very interesting condo. Last vacation, I decided to go to the project and inspected the showroom. I have to explain first. There are 2 buildings in this project, divided into the North and the South, and each building has different floors and units. The Northside building consists of a 37-story high with 429 residential units, while the southside building comprises 41-story with 481 residential units; the total number of rooms is 910 units on an area of ​​approximately 4 Rai. Rhythm Sathorn is another large and quality project that can be observed from the furniture and materials used. As far as I know, this place has invited Naoto Fukasawa, a famous interior designer from Japan, to design some of the project rooms. The rooms here are available from 1 bedroom (35 - 55 sq.m.) and 2 bedrooms (62.7 - 65.7 sq.m.) The interior of the room is decorated in a modern style that emphasizes simplicity but remains luxury. The project is located in the heart of the city, and not far from the old town. Even though this condo is not situated along the Chao Phraya River, I can commune with the Phraya River's view. Notably, there are various options to get to the condo, whether taking a Saphan Taksin Station, which is the nearest station, only 340 meters. For those who travel by private car, it is equally comfortable because the point of getting on and off the expressway is not very far from the condo. Apart from that, traveling by public boat is also another option of traveling to the project because Sathorn Pier is close to the condo, only 340 meters, you can walk comfortably. Let's talk about the facilities here. As I said above, there are 2 buildings in this project, the common area and the facilities of each building are not much different. For the North building, it is on the 36th floor, which is the rooftop of that building. The swimming pool here looks like a beautiful with L-shape, but only 5 meters wide, and it is considered very narrow. The kid's pool is like the general communal pool separated from the adult pool exactly. There are 2 fitness rooms here to use. You can also see the city view. You can exercise and see the view at the same time. There are only 487 car parking spaces, an average 53% of the room, which is very little. One more thing here, I believe everyone who visits this condo will see the abandoned building view across the street. That is only about 100 meters away. I recommend choosing a room on the south or east side because you can avoid those terrible buildings view.
Close to BTS and department stores. Comfortable for living

I'm not disappointed about buying a room in this condo because my life is much more comfortable. The location is excellent as it is close to the Surasak BTS station, only 560 meters, and very close to Robinson Bangrak. I bought a one-bedroom unit at 45 square meters. It is considered enough for living alone. I didn't feel uncomfortable or cramped at all. There is also a space left for decoration. Also, there are many facilities available, including a saltwater swimming pool, a fitness center, and a garden for relaxation Overall, I like it here.

- The project is located in an excellent location. There is an abundance area with many restaurants and hotels. - Many routes connect to the project; it is convenient to go everywhere. There is public transportation such as Saphan Taksin BTS Station. Besides, it is near Sathorn Express Boat Pier and Si Rat Expressway. - The view from the rooftop is so stunning. You can admire a panoramic view of the Chao Phraya River. It's incredible, especially in the evening. - The common area includes a fitness center, garden, and swimming pool. However, there are a lot of people in the evening or on weekends.

This condominium is perfect, and it is conveniently located, offering a beautiful river view. The room has a very luxurious living room and a lovely kitchen. Although there are quite a lot of residents, it still provides privacy. Moreover, there is a vast area where the residents can relax during their leisure time. Besides, the pool on the rooftop is nice. Personally, it's ok. Also, this condo is close to Asiatique, Central Plaza Rama 3, and Central World. The location is good, and it can be used for renting out and staying, worth the price!

I've viewed this condo and done some research and comparison for a month. Finally, I decided to buy it here. My 2-bedroom unit is on the 30th floor with built-in furniture. Super luxurious facilities on the 36-37th floors include a pool, sauna, garden, and gym. I can also get marvelous views of the city and the Chao Phraya River. Love it. The location is excellent near many educational institutions and the Saphan Taksin BTS as well.

I spend most of the time in the common areas, whether it is a swimming pool or a gym. The city views are superb as the facilities are located on the rooftop. I was impressed with the project design, and I'm willing to pay this price. It makes sense! The room is 1 bedroom and 1 bathroom. Also, there is a kitchen that is very convenient to cook. It is also located conveniently, walking distance to Saphan Taksin BTS station, only about 5-10 minutes. If anyone is looking for a good condo, easy to travel to, I recommend this place !!!!
