A few modifications added during construction, such as: -kitchen area: change position of stoves (now away from main entrance), extend separation wall between main entrance and kitchen area, add an extra lighting, add a L-shape marble counter, extra power socket. -add ceiling fans: two inside the apartment, one on the balcony (w/remote controls) -add sunshades on the balcony (can be rolled up/down) -remove one of the two doors in the bathroom, and extend bedroom wardrobe from 2 to 3 doors. Add drawers to the wardrobe. -add extra blackout curtains at all windows. add mosquito net in living room. Kitchen/bathroom equipped by builder, with high quality materials – e.g. sky shower (german brand) suited for tall people, inducion stoves with glass ceramic top. The apartment was fully furnished by owner, with good quality brands (Index, Home Pro, SB). It has one queen size bed with extra storage, and one couch that can convert to a twin bed. It includes one LCD TV set (cable tv provided and included in the common area fee), and appliances such as washing machine, microwave. All are seldom used and in very good condition.
Foreign nationals can be freehold owners of condominium units, in buildings where not more than 49% of the unit floor space is owned by foreigners. Units that are part of the Thai quota or are being leased for 30 years can be converted to the foreign freehold quota if that is currently below 49%.
Foreigners can own a condominium Freehold in their own name. Condominium ownership is best explained by looking at an example of a project that has 100 units for sale.
In this example, 49 of the total units in this building (or 49% of the total salable area) can be owned outright by non-thai nationals in their name. The ownership titles of these 49 units is referred to as Freehold or Foreign Quota.
This leaves 51 units remaining in the building (or 51% of the total salable). The freehold rights to these units are reserved for Thai nationals in what is commonly referred to as the Thai quota.
