Reported Issues:
Following the earthquake, the Bangkok Metropolitan Administration (BMA) received 14,430 reports of building cracks through its Traffy Fondue system between March 28 and 31. As of March 31, 83% of these cases (12,004 reports) had been inspected and addressed, with 2,426 cases still under review.
A joint inspection by the Department of Public Works and Town and Country Planning (DPT) and the BMA covered 3,375 buildings. Of these, 3,130 were assessed as safe, 211 showed moderate issues requiring attention, and 34 were found to have more serious damage and were temporarily closed for safety reasons.
Safety Inspections:
In response to the reports, the BMA has increased safety inspection efforts citywide. Building owners, especially those managing high-rise structures, are encouraged to conduct thorough checks and submit updated safety reports. These reports must include the owner’s name, the inspector’s name and license number, and a professional evaluation of the building’s condition.
To support these efforts, the BMA has mobilized volunteer engineers and improved its reporting systems to accelerate inspections and enhance public confidence.
The BMA’s proactive steps are aimed at reassuring residents and stakeholders, ensuring that all properties continue to meet safety standards following the earthquake.
Insurance Claims Processing: The Office of Insurance Commission (OIC) has set up a 24-hour support center to assist with the processing of insurance claims related to earthquake-related property issues.
Coverage Details: Residential fire insurance policies in Thailand generally include earthquake coverage up to 20,000 baht per year, with the option to extend coverage. Industrial All Risk (IAR) insurance policies cover shared property elements in condominiums, such as structural components and common areas.
Financial Relief Measures: The government has tasked eight state-owned financial institutions with providing relief programs for affected individuals and businesses. These include low-interest loans, payment deferrals, and liquidity support to help ease financial pressures.
