Rental Terms – 2-Storey House (Land Area: 192 sq.wah) • Initial Lease Term: 3 years(Subsequent renewals can be on a yearly basis or another 3-year term) • Rental Rate (First Term):

• Year 1 → 110,000 THB/month
• Year 2 → 120,000 THB/month
• Year 3 → 130,000 THB/month

Additional Conditions:• Fit-out Period: 3 months rent-free for renovation and interior work• Security Deposit: 2 months’ rent• Land and Building Tax: Tenant to be responsible (approx. 14,000 THB/year)• Rent Increase: Approx. 5% per year upon renewal• Withholding Tax: If the tenant requires a tax-deductible rental receipt, please withhold 3% from the rental amount
