Rent to foreigners for 30 years / Sell to Thais with transfe

The property can be rented out to foreigners for 30 years, or sold to a Thai citizen for permanent ownership.

The house is located in a community about 7 kilometers from the night market in downtown Chiang Rai. It's a new house completed in 2024. The garden wall is made of precast concrete and reinforced concrete slabs, extending 3 meters underground and 2 meters above ground. It's made of earthquake-resistant materials.

The house is 186 square meters, with 3 bedrooms, 3 living rooms, 2 bathrooms, and 1 large open-plan kitchen. It's a single-story house with a ceiling height of 5.5 meters. (It can be converted to a two-story house.) The landlord has allowed renovations because of the 30-year lease. Alternatively, a new house could be built to improve the environment. You could even build a small cabin on the vacant lot for rent.

The land area is approximately 3300 square meters. The garden includes a lawn and a small orchard with about 200 fruit trees. There is a 30-square-meter combined baking and grilling kitchen, a 30-square-meter semi-enclosed parking lot, a 24-square-meter fully automated well house, and a 6500W solar power system providing day and night power. There is also approximately 1200 square meters of open space previously used for growing corn.

You can also convert the vacant land into an e-commerce warehouse. There is an unfinished 30-square-meter chicken farm (which can be demolished).

The average temperature here is 15-35 degrees Celsius. It's the only region in the country with no crime rate, because all the major military units are nearby.

The Land Office will register your 30-year leasehold right, and your name will be added to the back of the land certificate. During the lease term, you can sublet it to anyone.

The above applies to foreigners. If you are a Thai citizen, you can choose to transfer ownership in one lump sum.

The assessed value of this land is 6.6 million Thai Baht. This is only the land price; it does not include the building or other amenities. The fee I set for a 30-year lease for a foreigner here is 6 million Thai Baht. This includes everything.
