High-floor studio on the 7th floor of Building C at Laguna Beach Resort 3 - The Maldives, Jomtien. Unit 706, 23 sqm, sold fully furnished and ready to move into or rent out from day one.
The unit faces away from the neighbouring blocks, so the outlook from the balcony and the full-height sliding doors is open: rooftops, greenery and the Pattaya skyline in the distance, with nothing directly in front to block the light. On the 7th of 8 floors the studio stays bright all day and quiet in the evenings.
What is included: double bed with bedside tables, full-height mirrored wardrobe, flat-screen TV on a media unit, air conditioning, dining table with two chairs, and a fitted kitchen with a two-zone hob, extractor, stainless sink and fridge. The bathroom has a walk-in glass shower, vanity unit and mirror. The balcony is furnished with a table and chairs.
Ownership: Thai Quota, held for well over five years, so the sale falls under stamp duty at 0.5% rather than the 3.3% Specific Business Tax. Transfer costs at the Land Office to be split 50/50 between buyer and seller.
The project: Laguna Beach Resort 3 - The Maldives was completed in 2017 and is built around a 15,000 sqm lagoon-style pool with rock waterfalls, sand terraces and tropical gardens. Residents also have a fitness centre, sauna, restaurants and 24-hour security. Jomtien Beach is about 900 m away, with shops, markets and Thepprasit Road within a few minutes drive.
Foreign nationals can own condominium units as freehold owners in buildings where no more than 49% of the unit floor space is owned by foreigners. Units that are part of the Thai quota or are being leased for 30 years can be converted to the foreign freehold quota if it is currently below 49%.

Foreigners can own a condominium Freehold in their own name. Condominium ownership is best explained by looking at an example of a project that has 100 units for sale.
In this example, 49 of the total units in this building (or 49% of the total salable area) can be owned outright by non-thai nationals in their name. The ownership titles of these 49 units is referred to as Freehold or Foreign Quota.
This leaves 51 units remaining in the building (or 51% of the total salable). The freehold rights to these units are reserved for Thai nationals in what is commonly referred to as the Thai quota.
