Maenam, Koh Samui, Surat Thani - The project
This is a project to build a residence consisting of 6 single-storey houses.
We designed houses that reflect the spirit of Koh Samui.
Our houses are the result of research combining aesthetics and functionality, inspired by Balinese and Thai styles.
We wanted warm, bright homes where every space was designed for the comfort of its occupants.
- The location
The residence is located in Maenam Soi 1, close to the main road and on the short cut leading to Lamai, in the south of the island.
The residence is ideally located as it is close to the island's activity hubs, beaches, airport, shops and the French international school of Maenam.
The other French and English schools in Samui are also within reasonable distance for daily commutes.
- The residence
Our residence is built on a plot of 2 rais to remain on a human scale and friendly.
The villas are arranged on either side of a 6-meter-wide road. This access road, very comfortable due to its width, allows for smooth vehicle passing.
A pedestrian path lined with tropical plants runs alongside the villas to optimize the safety of the occupants and preserve the privacy of the villa entrances.
A service area is provided for all occupants, including a household waste area, "visitor" parking spaces, and a technical building housing a well, communal water tanks, and main water and electricity meters.
The building (the bricks and mortar) can be owned by a non-Thai national outright in their name in what is called the house registry, which secures ownership indefinitely of the structure.
In Thailand, non-Thai nationals cannot own land outright in their name. Land can be controlled through either a Thai Company or a long-term registered lease. The longest registered lease term by Thai law is 30 years, and most developers will offer 3 terms for a total of 90 years.
A 30-year lease period is legally protected under Thai law and ownership cannot be disrupted. It is common for developers to offer an additional two terms of 30 contractually obligating a total of 90 years.
