Great news for Thailand's economy! Dr. Pisit Puapan, the Director of Macroeconomic Policy Bureau and acting Deputy Spokesman of the Fiscal Policy Office (FPO), anticipates a positive forecast for the real estate market in 2023, fueled by the country's economic growth.
Additionally, the tourism industry is poised to make a significant recovery with an anticipated influx of foreign tourists to Thailand, projected to reach 27.5 million visitors in 2023, compared to 11.2 million in 2022. This upward trend is set to generate substantial revenue for tourism, hospitality businesses, and related industries, surely music to the ears of entrepreneurs and investors alike.
The average spending per person per trip has increased to 44,000 baht from 50,000 baht before the COVID-19 pandemic, improving the purchasing power of those working in these industries. Additionally, the recovery has attracted more Chinese buyers to purchase real estate in Thailand post-COVID-19.
Ms. Sumitra Wongpakdee, Managing Director at Terra Media and Consulting Co.,Ltd., estimated that the real estate market's sustenance relies on the overall economic improvement, particularly from the recuperating tourism, food, service, and airline industries.
Data provided by the TerraBYTE application shows that the real estate market is predicted to grow notably in 2023, mainly within the single house segment ranging from 10-25 million baht. This category targets affluent clients with substantial savings, low economic impact and seeks a new residential location. This trend is consistent with the data from 2022, which revealed that there was a 25% increase in the launch of new single house projects priced between 10-25 million baht, resulting in a 15% increase in sales.
Compared to other property types, the luxury house market has the highest sales growth rate. Although the townhouse market has fewer new projects launched, sales can still grow positively at around 7-10%, with prices below 5 million baht.

For the concerned group in the year 2023, the worry lies with luxury houses priced at 25 million baht and above. Currently, an oversupply has caused a surplus of unsold units. Premium townhouses priced at 5 million baht and above are also facing the same issue, as there has been an excessive number of project launches while a noticeable decline in sales can be observed.
The condominium market for the year 2023 is expected to recover as new projects are gradually being introduced to the market. However, luxury condominiums priced at over 200,000 baht per square meter are still experiencing slow sales.
This year's real estate market trend shows that customers prioritize well-being. There will be a digital detox behavior, as people temporarily refrain from using technology and spend more time offline.
