Trio Gems is a condo development located in Jomtien, Pattaya, Thailand. It is 0.3km from the beach with 315 condo units across 7 floors scheduled for completion in December of 2016. It features a swimming pool, a fitness center, 24-hour security, CCTV, a reception/lobby area, car parking.
Given the strong demand for economy-class apartments in walking distance from the beach, Beach Mountain Group began developing a new 8th project - Trio Gems Condominium. This is the largest project in the history of the holding, located on Soi 16, Jomtien.
The complex will be located 200 meters from the coast in an area of about 4,000 m2 and consist of three eight-story buildings and 315 apartments. Amenities include a swimming pool, parking, fitness center, round the clock security, CCTV cameras and electronic access system.
On sale will be compact and functional studio and one bedroom apartments. Each apartment will have a balcony and sold fully renovated, equipped bathroom and lighting. The cost of apartments will be as always out of competition on the market of Pattaya - from 30,000 baht per square meter!
The common area maintenance fee is ฿25 per square meter based on the size of the indoor area of the property. This fee has to be paid every month by owners for the upkeep of the common areas of the project. For new residential developments, it is common to pay up to 1-3 years’ common area maintenance fees in advance upon the transfer of the properties' ownership.
For new projects, the buyer pays a one-off lump sum upon transfer of the property from the developer to the buyer. This fund is to be used for major renovations and replacement of equipment when necessary, to ensure the maintenance of the building and the common area. At Trio Gems the required payment for the sinking fund is ฿200 per square meter based on the size of the indoor area of the property.

Foreigners can own a condominium Freehold in their own name. Condominium ownership is best explained by looking at an example of a project that has 100 units for sale.
In this example, 49 of the total units in this building (or 49% of the total salable area) can be owned outright by non-thai nationals in their name. The ownership titles of these 49 units is referred to as Freehold or Foreign Quota.
This leaves 51 units remaining in the building (or 51% of the total salable). The freehold rights to these units are reserved for Thai nationals in what is commonly referred to as the Thai quota.
