Delta House is a 750 sqm, five-bedroom pool villa on 4,000 sqm of freehold land with Chanote title, in Pa Khlok, north-east Phuket. Built to European standards and fully fenced, it is the principal residence of the Delta Villas estate.
Land of this size, held freehold and already built on, is increasingly difficult to source in Phuket. The plot alone offers scope for extension or a second structure.
THE PROPERTY
5 bedrooms, 5 bathrooms + 1 separate studio
750 sqm indoor living space
4,000 sqm freehold land, Chanote title
Private 5 x 15 m pool and jacuzzi
200 sqm covered terrace
Covered garage and parking for six cars
Fully furnished
RENTAL POTENTIAL
The villa is currently marketed for long-term rental and is suitable for family occupation, executive relocation or seasonal letting. Rental figures available on request.
LOCATION
A new road, not yet shown on most map applications, removes a 13 km detour from this side of the island. UWC Thailand International School is 12 minutes away and Phuket International Airport 10 to 15 minutes. Ao Po Grand Marina, Bang Rong Pier, Mission Hills Golf Course and Cape Yamu are all within 5 minutes.
The four adjacent villas of the Delta Villas estate are also available, individually or as a whole.

The building (the bricks and mortar) can be owned by a non-Thai national outright in their name in what is called the house registry which secures ownership indefinitely of the structure.
In Thailand, non-Thai nationals cannot own land outright in their name. Land can be controlled through either a Thai Company or a long-term registered lease. The longest registered lease term by Thai law is 30 years, and most developers will offer 3 terms for a total of 90 years.
After you have found the right property at Delta Villas you have to follow these steps:
A 30-year lease period is legally protected under Thai law and ownership cannot be disrupted. It is common for developers to offer an additional two terms of 30 contractually obligating a total of 90 years.
Prior to purchasing a leasehold property, it is important to secure a copy of the lease agreement or get further clarity on these three points.
Thailand has different visas like Spousal Visa, Retirement Visa, Student Visa and Elite Visa - just to name a few options. Each visa has different requirements but they are usually easy to obtain.
