Welcome to Samujana, Bo Phut's premier villa project. Here, we have something quite special – a charming 1,005 SqM villa that's absolutely dripping in comfort and luxury. This six-bedroom, 11-bathroom villa is available right now, and it'd be rude of you not to at least take a look. It's the perfect size for large extended families, or for folks looking to turn the villa into something special – like a luxury guesthouse, for example. Even better, it was completed back in October 2015, so you know it's in mint condition. This gem features gorgeous sea views, plenty of outdoor living space, and a modern design that's sure to make a statement. We know you'll enjoy playing host and showing off this villa to your guests.Of course, you don't need to buy it. But given the base price of ฿152,000,000 (฿151,000 per SqM), we reckon it's just too good to resist. Plus, Samujana offers plenty of amenities, including 24-hour security, a clubhouse, a pool and Jacuzzi, and an on-site restaurant. So if you're in the market for a luxe Thai villa, swing by Samujana and take this one for a spin. You won't regret it.
Foreign nationals can own the building (villa) in their own name but not the land that it stands on.
Foreign nationals cannot own land in Thailand. The options in which a foreigner can control the land are via a 30-year lease or by purchasing the land through a Thai company.
The building (the bricks and mortar) can be owned by a non-Thai national outright in their name in what is called the house registry which secures ownership indefinitely of the structure.
In Thailand, non-Thai nationals cannot own land outright in their name. Land can be controlled through either a Thai Company or a long-term registered lease. The longest registered lease term by Thai law is 30 years, and most developers will offer 3 terms for a total of 90 years.
After you have found the right property at Samujana you have to follow these steps:
A 30-year lease period is legally protected under Thai law and ownership cannot be disrupted. It is common for developers to offer an additional two terms of 30 contractually obligating a total of 90 years.
Prior to purchasing a leasehold property, it is important to secure a copy of the lease agreement or get further clarity on these three points.
Thailand has different visas like Spousal Visa, Retirement Visa, Student Visa and Elite Visa - just to name a few options. Each visa has different requirements but they are usually easy to obtain.
