Rise Villas is a boutique pre-sale project of 18 private pool villas and townhouses on the Bang Tao side of Si Sunthon, Phuket — minutes from Bang Tao Beach, Laguna and the island's strongest rental market, home to 39% of Phuket's rental demand.
Priced from $310,000 — while comparable new 2-bedroom villas in Bang Tao are listed from around $465,000 — Rise Villas is designed as a rental-first product: compact villas with private pools, hotel-grade amenities (24/7 reception, coffee shop, coworking, sauna, magnesium baths) and interiors guests love to photograph.
Rentals are handled from day one by IBG Rentals, the rental division of IBG Property: 100+ homes under management, around 2,000 check-ins a year and ~73% average portfolio occupancy. Projected ROI is 8–11.4% per year, with monthly reports and payouts for owners.
Handover: Q4 2027. Developed by Rise Development Co., Ltd.; contracting and due diligence by DCS Associates; architecture and interiors by SAI Architects.

Rise Development Co., Ltd. is a Phuket-based developer focused on compact, rental-first pool villas. Its debut project, Rise Villas in Bang Tao / Si Sunthon (18 villas and townhouses, handover Q4 2027), is built around a simple idea: villas designed for how guests actually book and live, managed from day one by IBG Rentals (100+ homes under management on Phuket). Project partners include DCS Associates (contracting and due diligence) and SAI Architects (architecture and interiors).

The building (the bricks and mortar) can be owned by a non-Thai national outright in their name in what is called the house registry, which secures ownership indefinitely of the structure.
In Thailand, non-Thai nationals cannot own land outright in their name. Land can be controlled through either a Thai Company or a long-term registered lease. The longest registered lease term by Thai law is 30 years, and most developers will offer 3 terms for a total of 90 years.
A 30-year lease period is legally protected under Thai law and ownership cannot be disrupted. It is common for developers to offer an additional two terms of 30 contractually obligating a total of 90 years.
Prior to purchasing a leasehold property, it is important to secure a copy of the lease agreement or get further clarity on these three points:
