Direction to the Project
To get to the project by car, you can start from Phuket Town. Turn right at the Thao Thep Kasattri and Thao Si Sunthon Monument. Go straight on Sri Sunthon Road (Route 4025) for about 7 kilometers. Continue straight on Route 4030 for about 8.7 kilometers at the junction in front of the Cherngtalay Police Station. Turn right onto Layi-Nakalay Road, and you will see Oceana Kamala on the left-hand side.

The common area maintenance fee at Oceana Kamala is ฿50 per square meter based on the size of the indoor area of the property. This fee has to be paid every month by owners for the upkeep of the common areas of the project. For new residential developments, it is common to pay up to 1-3 years’ common area maintenance fees in advance upon the transfer of the properties' ownership.

Foreigners can own a condominium Freehold in their own name. Condominium ownership is best explained by looking at an example of a project that has 100 units for sale.

In this example, 49 of the total units in this building (or 49% of the total salable area) can be owned outright by non-thai nationals in their name.  The ownership titles of these 49 units is referred to as Freehold or Foreign Quota. 

This leaves 51 units remaining in the building (or 51% of the total salable). The freehold rights to these units are reserved for Thai nationals in what is commonly referred to as the Thai quota.

Kamala beach is just about 200 - 300 meters away and big C is also just around the corner. The units are a bit small but with big balconies and most units do have a sea view. The only thing that was not that convenient was the steep entrance to the parking area but is one an issue if you drive by motorbikes. But it is a nice project in a perfect location.

I love this condo while we stayed here because it is located near the main road. It is easily accessible. The on-site consists of a Family Mart convenience store, making my life comfortable. I rented a studio room and stayed here for a month. Honestly, I will move to other places according to the destinations I visit. But, I loved this location and rented for 1 month more; easily and conveniently accessible. The condo surrounding is surrounded by restaurants, bars, entertainment venues, and Kamala Beach which is very tranquil and ideal for relaxation and is considered my favorite place. Kamala Beach is the closest beach to the condo. The project facilities are also excellent and complete such as a fitness center, a spa, a communal pool, bar, restaurant, and a rooftop overlooking the beautiful sea view.
