The building (the bricks and mortar) can be owned by a non-Thai national outright in their name in what is called the house registry which secures ownership indefinitely of the structure. 

In Thailand non-Thai nationals cannot own land outright in their name. Land can be controlled through either a Thai Company or a long-term registered lease. The longest registered lease term by Thai law is 30 years and most developers will offer 3 terms for a total of 90 years.

I came here for a vacation with my family. It was okay. The villa is spacious and beautiful. The garden and swimming pool area are huge, and the villa is perfectly gated, providing privacy and tranquility. The interior is luxuriously decorated and complete with facilities, including a kitchen, a living room, and a BBQ grilled area. It is very convenient. The project site is also secure, and the road is not dangerous. There are many people all night. The location is pleasant and close to Bang Tao Beach, restaurants, and Boat Avenue. I was generally impressed.
The location of the project is excellent.

The location of the project is excellent. It is in the neighborhood where I live. There are many markets and small shops, making it easy and convenient to buy food. Layan Beach and Boat Avenue Cherngtalay are located nearby, just a short drive for 9 minutes. The project itself is spacious and very private. The small gardens around the project make it shady. The villas range from 3-4 bedrooms with large private pools and a spacious usable area. The house condition is solid, durable, beautiful, and modern decoration. It is very livable.
