The common area maintenance fee for properties at Sunway Villas is a fixed amount of ฿2,500. This amount has to be paid by owners for the upkeep of the common areas of the project. For new residential developments, it is common to pay up to 1-3 years’ common area maintenance fees in advance upon the transfer of the properties' ownership.
For new projects, the buyer pays a one-off lump sum upon transfer of the property from the developer to the buyer. This fund is to be used for major renovations and replacement of equipment when necessary, to ensure the maintenance of the building and the common area. At Sunway Villas the required payment for the sinking fund is a fixed amount of ฿30,000.
Sunway Villas offers a guaranteed rental return of 5% (based on the purchase price of the property) for a duration of 2 Years.

The building (the bricks and mortar) can be owned by a non-Thai national outright in their name in what is called the house registry which secures ownership indefinitely of the structure.

Sunway was nestled away from the main area of Choeng Mon beach in a quiet area. The villas were single level with stunning swimming pools and open plan layout with great privacy and easy access to the beach, shops and a variety of restaurants.

The villa here is not far from Choeng Mon Beach; it is only 5-10 minutes drive. I must say it is really awesome, comprising a large and clean swimming pool. The villa that my family and I stayed in was a 3 bedroom type and was quite spacious, suitable as a vacation home and a place for vacation. There are also 24-hour security guards here.

The townhouses here are in a modern style that blends perfectly with an Asian touch. So, the house looks interesting with small gimmicks added. There is also an appropriate proportion of the area. Inside the house, it looks spacious and tidy. Overall, I like it. I rent this house for only a few months, but I am impressed. The downside of living in a townhouse is privacy because our house is attached to other houses and has a glass door. Although we added the curtains, we don't shut them the whole day, so the outsiders can look into the house. As for the common area, it's complete and well maintained. As it's new, it is still in good condition. If anyone is interested in the project, you can get to the project by car. It is only 10 minutes away from Chaweng Beach, not too far.

I bought a 3-bedroom villa here for investment and vacation. I must say that the pool in the villa is very long. When I open the glass door from every room, it is a swimming pool and a seating area that my family and I usually spend time together. Plus, our villa attracts many customers. They return for a vacation continuously. It is an excellent value for investment. The project's staff takes care of us nicely, and there are other facilities available as well. Also, the project's location is very close to Choeng Mon Beach, so we can walk comfortably to the beach and swim there. Also, Chaweng Beach is not far, just 10 minutes by car.

The project here is a medium project. There are townhouses and villas for almost 20 units. I have the opportunity to stay here for about two months, and I really like it. The entire house is airy and comfy. The house's parking space is suitable for 2 cars. There is a large swimming pool in the middle of the house. The decoration is in minimal style but with good materials. The kitchen is also spacious and perfect for cooking. Every bedroom has an ensuite bathroom. Such a shame that there is no bathtub, but the rain shower instead. One more thing! The security system should be more strict. The project frontage only has a barrier with one security guard. The surroundings are quiet and private. I can easily find many restaurants just from the main street, including bars and convenience stores. Plus, you can reach Choeng Mon Beach in 5 minutes!

The villa location is perfect! The room is beautiful, and the atmosphere is comfortable, suitable for relaxation. It is clean, and I rented 2 bedrooms and 2 bathrooms villa. The interior is extensive and comfortable. It is also close to Bophut Beach and Big Buddha, perfect for a memorable vacation. If anyone has a large family, it can accommodate it, or if you want to have a small party, there is enough space to hold the party comfortably.
I'll definitely come back!

It's my first time visiting Samui island, so I would say that I had such a hard time choosing where to stay until I found this villa on the website. It looks so lovely with full facilities such as a fitness center and a swimming pool. Besides, it takes only a few mins to Choeng Mon Beach. When I stayed here, it's exactly what I expected. Also, I'm impressed with the staff as all of them are so professional. It's another impressive holiday. I'll definitely come back!

It is a newly built villa. Inside the project still looks new, and the atmosphere around is very comfortable, receiving the sea breeze that blows through, very relaxing. The villa we rented is a 2 bedroom 2 bathroom villa with full amenities, a spacious living area, a large swimming pool, and a pavilion with soft sofas for relaxing. We are very impressed with the staff's service here, always attentive and helpful with what we need. The security system is also excellent.
