the breeze is superb. the apartments are spacious and well maintained. they do not allow short term rentals and the security is excellent. they have good water storage which can last a week. there is plenty of onsite parking. there is a good community of residents. the staff work hard to keep improving the quality of the experience of living here. the breeze blows comfortably. there is a common area that can actually be used, a reading room, a good atmosphere, and a ping pong room. suitable for families to live in or relax. legal staff take very good care of them. near the tennis court, near the water park, convenient travel for people with motorbikes or cars. good gym, great location for the beach, but overrun by monkeys, thin walls very, very noisy, cheap interior, management treats renter's like the enemy. this unit on 4th floor, bldg d facing ocean, owner literally tried to rent he unit to someone else while i was living in it to get a better price. stay away. bangkok living developer owns 25 villas here. you should deal direct with them, so you wont be overcharged on your security deposit. by leasing with bld, thai law mandates 1 month security, one month prepaid rent. bld is very responsive with maintenance requests, pool and garden service. bld villas come with wifi. electric rate is 7 and water is 15. again, if bld owns your villa, you will not be overcharged. bld is pet friendly with great neighbors.you can safely walk your pets and not worry about soi dogs. onsite restaurant prepares fresh made indian dishes. the security walks the neighborhood every hour. 7-11 is close by and various food carts. khao tao beach is nearby as well. if you are lucky enough to live here during diwali, please attend. it is a beautiful and fun event held at the restaurant complete with fireworks. i have really enjoyed living here.
