One of Bangkok’s Three Most Prestigious Luxury Residences
Renowned as one of Bangkok’s top three ultra-luxury residential developments, this iconic residence stands out for its rare European-inspired architecture, a style seldom seen even among Bangkok’s finest luxury properties. Living here has long been regarded as a symbol of prestige and status.
Located in the exclusive Phrom Phong neighborhood, one of Bangkok’s most sought-after residential enclaves, the area is home to Thailand’s elite—including prominent business leaders, high-society families, and even former Prime Ministers.
The residence is just 260 meters from BTS Phrom Phong Station, offering exceptional convenience. Directly connected to the station are The Emporium and EmQuartier, two of Thailand’s most prestigious luxury shopping destinations. The newly opened EmSphere, the third flagship development in the EM District, has quickly become one of Bangkok’s hottest lifestyle destinations, renowned for its luxury brands, cutting-edge design, and vibrant dining and entertainment scene.
Together, Emporium, EmQuartier, and EmSphere form the largest luxury retail district in Southeast Asia. Despite decades of development across Bangkok, Emporium continues to maintain its irreplaceable position as one of Thailand’s premier shopping landmarks.
Adjacent to the shopping district is the beautiful Benchasiri Park (Queen Sirikit Park), while the surrounding neighborhood offers some of Bangkok’s finest international schools, renowned private hospitals, Michelin-starred restaurants, and premium lifestyle amenities—everything expected from one of the city’s most desirable addresses.

Foreigners can own a condominium Freehold in their own name. Condominium ownership is best explained by looking at an example of a project that has 100 units for sale.
In this example, 49 of the total units in this building (or 49% of the total salable area) can be owned outright by non-thai nationals in their name. The ownership titles of these 49 units is referred to as Freehold or Foreign Quota.
This leaves 51 units remaining in the building (or 51% of the total salable). The freehold rights to these units are reserved for Thai nationals in what is commonly referred to as the Thai quota.
